What is normally outside a basic maintenance visit?

The provider's proposal should state exclusions. A routine maintenance visit may not include:

Common questions about commercial refrigeration maintenance

Is preventive maintenance the same as an emergency-service agreement?

No. A recurring inspection or cleaning plan does not automatically include emergency dispatch, priority response, after-hours availability, waived diagnostic fees, parts, or repair labor. Those terms must be written into the provider agreement.

Can facility staff clean condenser coils?

Only under the equipment manufacturer's instructions and the facility's safety procedures. Coil location, electrical exposure, fan operation, sharp fins, grease, chemicals, roof access, and damage risk vary. Staff should not open energized compartments, bypass controls, disturb refrigerant components, or perform work outside their training and authorization.
